First Place Homes For Sale Vancouver WA | Home Sales Report for Mid-Year 2010
The homes for sale in First Place - a popular upscale neighborhood in the northeast part of Vancouver Washington have most certainly experienced the erosion in volume and home values that also occurred in the larger Vancouver and Camas real estate market. This mid-year 2010 report is being provided to show the current level of home sales activity and to see if we have any positive trends so far. A quick recap of the previous 4+ years will help with our review:
Home sales peaked in 2007 with 22 units sold, dropping to 9 in 2008 and 11 in 2009
The Median Sold Price eroded from a high of $595,000 down to a current $461,000.
The Median Cumulative Days on the market jumped to 223 days in 2008, and fallen to 141 days in 2010.
With 6 houses sold for the first six months, First Place home sales are still quite slow, which is still not uncommon for Vancouver neighborhoods in this price range. In our opinion we expect the homes in this part of Vancouver Washington to continue seeing this lower level of volume and soft prices.
It is our observation and opinion that this neighborhood has declined in sales volume and prices similar to Westridge Place and Maplecrest, and Ashley Heights.
