A true buyers agent typically won't have any listings of their own.  This provides for a unique circumstance that must be overcome in more ways than simply placing a link to the MLS / IDX; here is why...

Buyers

Buyers will primarily start their search, online and off, searching for homes.  They'll look over dozens of homes and make notes and save listings for later.  Being consumers that they (we all) are, they want to know what their options are.  Should such a buyer come to a buyers agent website and can't find properties... well they are likely to go elsewhere because they aren't interested in contacting the real estate professional yet.

Search Engines

When listing information can be found on a website by a search engine spider, the likelihood of your website showing up in search results, when a local buyer is searching for a specific address, will increase greatly and make your website more relevant to the area and niche you work in.

So how do you make sure search engines, buyers and everyone else in between find properties when you don't actually have listings of your own?  While there are many possible answers to this, I've recently come across one that I really liked, have never seen before and would work great for a buyers agent looking to get ahead of the crowd. Review Notes:Today I showed an interested buyer this immaculate home in Riverside.  The image should speak volumes to the beauty of the landscaping and stone paved driveway but what I found on the inside simply cannot be expressed in words or photos online.

The biggest thing to be concerned about with this property is that some of the pavement in the backyard surrounding the pool will need to be repaired as I noticed several decent sized cracks.  If a buyer was interested and had a little extra repair money to invest, I'd actually suggest they consider completely overhauling the pool area to match the paving stone driveway in the front.

This may not be your property but you've just written a review for it and can publish this review on your website, on Active Rain, your Blog and so on.  You can be creative and use a star rating, a thumb rating, a bagel rating or whatever you'd like.  You can focus on luxury home reviews, foreclosure reviews, dumpy fixer reviews or whatever you'd like.

The next time a buyer does a Google search for 123 McLaughlin Ave Riverside, CA 92513, they may find your review and you've just offered them an opportunity to tour a home that they are interested in.

If you do these reviews long enough and frequent enough, you may end up with a few selling agents willing and wanting your online audience to see one of their properties.  The opportunities are endless here depending on how creative or bold you'd like to be.

A property address is considered a long tail keyword and is more likely to be searched by more local buyers than on a National level.  Serious local buyers tend to be somewhat easier to work with than those relocating from out of state because they tend not to need the relocation assistance.

Trulia, Zillow, Yahoo Real Estate and many other mega sites generate a huge amount of traffic from these types of long tail terms.  From a personal experience I can tell you that at least one of my clients I've worked with for many years gets a huge amount of his business from his long tail keywords and he is in Annapolis Maryland.

Long tail keywords don't take much to rank in Google either. For example, I wrote this post just a few hours ago and if you did a Google search on '123 McLaughlin Ave Riverside, CA 92513' you'll find that this post is already number one.  It isn't a real address so doesn't have any real competition which may mean a real property would take a day or two (maybe), but you get the general idea.

There are plenty of websites these days like Trulia, Homes.com, Zillow, Craigslist and others that syndicate property information across the Internet.  The predominant reason those listings get found are due to the address.

To bounce around a little bit again and go back to search engines...

If you have five property reviews over the course of a week (one per day) on your blog for say Roanoke, you are telling Google every time you post that your blog is about Roanoke in addition to each of the property addresses and whatever other descriptive words you use in your review like 'Home in Riverside' which is in my post.

I love it! As a buyers agent I've been posting some foreclosure properties on Facebook and recently on AR but I really like the perspective of rating a property. Clever! I need all the help I can get. Thanks!
