Open Houses - you never know...

I sat at an open house Sunday and two people through.  One person had an agent and had told the agent this house didn't really appeal to her from the outside so she hadn't been shown it.  She just happened to drive by my open sign and stopped.  She was pleasantly surprised by the inside.  So of course I asked her is she had an agent, and she did, so I texted her agent that her client had come to the open and that she liked the house.  She said no, thats not what she wants.  I said call your client, I don't care what she has told you in the past.... so hopefully an offer should be coming soon.  The next person through wanted to see the house across the street, of course, but I knew it was vacant.  Yes, he has an agent as well....  at least there are real buyers out there looking and that keeps me holding these houses open every week.  So those agents who are on the fence on opens... do them.

Hi Susan,  It has been worse up here in Saint John, NB (Canada), I did open houses all in the month of July and only had 1 family come through 1 of the 4 open houses I did....  But you never know when the buyer will walk in the door and want to sign a contract, so doing open houses is wise indeed...  ;>))

I still am a strong believer of open houses, I like the personal face to face.  It just takes the right time, right place and most important....... you have to be there:)

I teter back and forth across this fence.  Sometimes I think I will do one, they can't all be bad, then I do it and realize, yes they can...

You know, it seems most buyers have agents, but you still never know what can come up at an open house.

I've met plenty of sellers at open houses and ended up with a listing.

Susan, my buyers fell in love at an open house. It was a home totally different from the wish list they had given me...but hey...whatever works, right??
