For Sale By Owners are doing themselves such a disservice. I understand the cost of sale savings motivation, but consider this:
1. Houses that sell via a REALTOR sell for 14% more on average.
2. Legal issues that sellers must be adhere to.
3. The marketing potential REALTORs bring to the table with the MLS and their experience.
Angela, it sounds like you have done just about everything you can to help this seller. Just keep at it, and sooner or later she should see the wisdom of having you sell her home for her.
Keep your conversations pithy, Angela and you will win her over eventually!
