In July of 2010 there were 9 homes that closed within the month for Holliston Massachusetts. This is a decrease of 7 units as there were 16 homes that closed in July of 2009.

The Average list price for the homes that closed in Holliston for July of 2009 was $436,094

The Average list price for the homes that closed in Holliston for July of 2010 was $443,100

The Average sale price for the homes that closed in Holliston for July of 2009 was $420,869

The Average sale price for the homes that closed in Holliston for July of 2010 was $437,138

The Average Market time for the homes that closed in Holliston for July of 2009 was 83 days.

The Average Market time for the homes that closed in Holliston for July of 2010 was 97 days.

 

9 homes went under agreement in Holliston Massachusetts in the month of July. The average list price of the homes that went under agreement was $414,094. The average time on the market for these Holliston homes were 81 days.

Through July there have been 72 homes sold in Holliston. At this same point in time last year there were 69 homes sold.

 

               January - December 2008 & 2009 Market Statistics for Holliston Massachusetts

In Holliston MA for the period of January to December of 2008 there were 105 properties sold.

In comparing year over year longer term data for Holliston Massachusetts, it appears that there is still a downward trend in the average sale price for homes although it is very small. All indications are that the market could be approaching a bottom. There was an increase in the days on the market for Holliston in 2009 v.s 2008, however there were quite a few more sales in 2009.

Holliston has a good base of housing stock in the 1st time buyer and move up buyer ranges which are the most desired price points.

We too show market reports for our Long Island area. We find that the buying public wants as much info on an area as possible before they make the decision to buy, and we too know that it takes a lot of time putting these reports together!

Bill, I was looking through all your market reports this morning. Movement is happening, and that is a great thing. What I find interesting is that each town has movement in different directions. Some sales prices have risen, market time falls here, prices are down in another town yet volume is up up up. No rhyme or reason, yet it is a solid and clear indication that things can and do sell, that perhaps we are coming out of the hole.
