You have a couple come to your office requesting to look at homes.  You make them sign a buyers representation agreement and take them down the hall to your in house lender to have them pre qualified before you will show them homes. 

You have another couple come to your office requesting to look at homes.  You immediately get up from your desk and go out and show them homes. 

Is there a problem here?

That all depends on if you have done business with either of them before or if you are basing your decisions solely on appearance. Personally if you know either of the couples than that could explain everything.

Everyone needs to be treated equally, if the pair of couples happend to be testers you are in for a discrimination suit.  EVERYONE should be qualified, Even the "cash" buyer.

Well, if it was the first time you had met either of them, then I can see a problem.  There is no room in this business (or any, for that matter) for pre-judging based on appearances.  (If that is how they were judged)
