We all use the terms“Sellers’ market” and “Buyers’ Market”, as if it is like walking from one room into another. This one was Sellers’ market” and this one is “Buyers’ market”.

It is like thinking that there is only day and night, while there is also morning, which is a transition from night do day, and evening, which is a transition from day to night.

The Buyer’s market begins when the Sellers are sure that this is the best time to sell, but somehow their home stumble on the way to the contract, but it should happen any minute now. It is just a bump on the road, and it will disappear, and it takes the whole road to disappear before the sellers even notice it…

When the slide down is obvious, the Buyers’ market is when everybody around are stupid and price their homes too high, but the Seller’s home is a different animal, it has the features that warrant asking 50% more than  any other home around, and the smart buyer will see and appreciate it… but smart buyers are some place... with dinosaurs....extinct ...

Now, after years that we were “educating” Sellers that they have to price their properties aggressively, which basically means that they had to take less than they ever thought they would, we are getting there.

After all those calls when my friend would scream when he got the letter that his HELOC was shut because of the falling values, and he called them idiots, then when he tried to refinance, and they told him that there is no equity, and he called them morons and, yes, houses around were cheap, but his had crown molding, after he proudly put the sign “For Sale” by owner, had plenty of calls asking for the price but not a single showing.

Now he knows that crown molding in an overpriced home is as helpful as a fresh bandage on an amputated leg…

P.S. The interesting part about the depression on the Sellers’ part is that it means the bottom is here. That’s the best indication. The other best indication is that all gurus now predict that it is getting worse. When they unite in predicting worse, things normally start getting better. The third great indicator is that real estate agents start believing gurus...

Hi Jon -- The crown molding analogy about made me fall out of the chair, thanks for making me laugh!  I spent 90 minutes on the phone today with a seller who bought at the peak of the market who said his home was better than all the other expensive newer homes.  The bank was wrong when he tried to refinance, and that not only should I take his overpriced listing, I should stage it at a lower listing agreement period than my stated policy, cause I should pull out all the stops for him.  Too bad I didn't get his e-mail address or I would have sent him a link to this post!

You should write a book!  Love your contrarian view on the pundits, so true.  No one really saw the train wreck coming in 06-07 -- everyone was too busy partying to see the wheels were coming off the train.

Jon - in a past life I had aspirations of being an underfed fiction writer.  The underfed aspect was because the thing I loved was the poetry of a great title and didn't have much attention for the rest of the story.  This is one of those great titles.  As Denise said above, the title painted the picture before I even read the first line.  Love it!  (and your posts was pretty spot on too)

Chris - thank you. You customer sounds like my guy... And pundits are like my grandchildren. you tell them "remember you did something stupid?", and they go "yeah, but it was yesterday, and now I am cool".

Pundits refuse to remember that they were sayong somethhing very different yesterday, but hey, today they are gurus again.

Lyn - he is a good guy, but good guys go through the same stuff. I now try not to get involved with friends as they take it as a personal insult, when they give me a price of their home, and i cringe.... I always tell them what i think the ballpark figure can be, and then they cringe.

Then I say that I am not working in their particular area, so that I sure can be wrong, and they agree... and then they are surprised when agent, who they called, are giving them the same number...

Of course, they all "do not understand anything", and I not involved.

And the range is pretty much like that. Their home is worth (in their opinion) $320K, they understand that the market is slow, so they would agree to sell for $280K, and the problem with that is that buyers do not offer more than $180K.

Hi Jon!  Love it!  You hit the nail on the head about hitting the bottom.  As a matter of fact, the other day, I made a comment somewhere that the guru prediction was truly scary and it did, indeed, give me pause.  I hope that you're right on your prediction of the bottom!

And, I know about those amputated limb bandages--they DON'T last long!
