So, you're a Short Sale expert.......

Is anyone else confused at all the so called “Short Sale Experts” out there?  It seems that everywhere you turn you run into “Certified this” and “Certified that”.  It makes me laugh!  Enough with the three and four letter acronyms!  Going to a class and taking a test does not give anyone the right to claim they are “Experts” on Short Sales. 

Getting Short Sales closed is just one half of the battle.  I have seen many agents get an approval from a bank and then move onto closing.  I feel the second half of the battle is to make sure the approval is best for the seller.  Is the lender asking for a deficiency judgment?  Does the lender want a promissory note?  Is the lender going to release all interest and liability and not hold the seller accountable?  These all play into the equation.  Approvals need to be reviewed and then reviewed again.

If you ask me, a three or four letter acronym as a designation isn’t important.  What is important is getting Short Sale approvals with the correct wording that is going to protect the seller.  I get these approvals for my clients and then we celebrate a successful closing.

When in doubt, ask the potential agent your interviewing to represent you to show you their last three or four approvals.

I wish that ALL of the educational "certifications" would include requirements for performance, as the ABR and ALHS ones do.

Do you say that you can negotiate with the Lenders that they waive the deficiency, and all of them agree to that?

Anyone that bills themselves as an expert on ANYTHING is opening themselves up for some controversy.  You seem to know where it's at Ryan............great post and good advice.  Those three or four letters afer someones name is more about ego, not knowledge.

Hopefully the agent will only share confidential documents from a previous transaction with the client's permission.  But I agree with the spirit of your message.  I will say that I just took the 5-course series at foreclosure.com and I thought it was very well done with some great information about short sales, including HAFA.  Keep up the good work!

Jon....Yes, I'm not 100% successful with getting every lender on every deal to waive the deficiency.  I often get the negotiator(s) to express in email that they will not pursue the deficiency through some creative work on my part.

Unfortunately, the learning doesn't stop once the letters are earned. Being a short sale 'expert' is sooo much more, and every short sale transaction if yet another learning experience ... not matter how many letters and how much experience.
