Anthem AZ Real Estate - Market update July 2010

The Anthem AZ real estate market has begun to show some signs of cooling off during the hot summer months. The number of homes actively on the market increased slightly.  And the number of homes that closed in July dipped sharply.  This could be due to the end of the first time home buyer tax credit.  And, as has been the trend over the past year, the average sale price continues to increase. The number of days on market average increased to 91 days, again supporting the fact that our market may be slowing just a tad.   The burn rate remains at 2 months. Based on these statistics we are in a full fledged seller's market in Anthem.  Albeit most sales will be short sales for some time to come as most Anthem home owners have not recovered the lost equity caused by the steep market downturn.

Active Listings:229 (Up 11% from June '10, Up 22% from July '09)

Homes Pending: 239 (Up 12% from June '10, Down 4% over July '09)

Homes sold in last 30 days: 69 (Down 28% from June '10, Down 37% from July '09)

Burn rate (Inventory on market / by homes currently under contract) =  2 months supply

Avg. Sale price (Solds): $224,032 (Down 3% from June '10, Up 4% from July '09)

Avg. price per sq. ft. (Solds): $89.82 (Down $2.60 per Sq. Ft. from June '10, Down 1% from July '09)

Avg. Days on Market (Solds): 91 (Up 8 days from June '10, Up 1 day, 1% from July '09)

Maybe it is just me, but I like the way you seem to use a lot of temperature descriptive terms.  Adds color to your post.  How are things going for you?
