You've made the decision "I'm Ready to Buy a Home" and so if you're willing to start the process, you're either a) waiting patiently for your rental lease to end and going to start looking at homes a few months beforehand OR b) you're trying to determine the best way to sell your home the quickest and with the highest net profit.  Of course, if you're in the later group, you should contact a good real estate agent (or if you don't know one, get a referral from a trusted source) to discuss listing your home for sale.  A Realtor(R) can help you to get prepared to list your home for sale and market your property to prospective buyers and other Realtors(R) who may be working with buyers themselves.  So, picking the right Realtor(R) is ever-so important in today's real estate climate.

But, we may be foregoing an important step in this transition.  ...Ensuring you're 'able' to do it.  The landscape has changed somewhat if you're re-entering the real estate market which is why preparation and education are paramount to ensure a seemless transaction takes place. 

If you're currently renting, you may have questions like, "Can I afford to buy a home?" "How much of a down payment will I have to make?" "What are closing costs and do I need to pay them?" "Do I need a real estate agent to help me?" "Where do I get started?" "What is a mortgage [it sounds depressing!]?" ...and the list goes on.  All the while, those of us in the real estate and mortgage industry, out of necessity, need to work with the low hanging fruit, the "A Buyer" who's ready willing and able NOW.  Most of us [call it] naturally 'assume' (since we do it everyday) that YOU the potential home buyer UNDERSTAND what you're getting into with the purchase of a home [even as you nod in understanding-agreement with that half-glazed look in your eyes].

And, THAT is the problem. The fact is, most home buyer's have an Education Phase (typically 6-9 months) in which they're learning about the market, their needs and wants; painting that mental picture.  This is also most likely the largest financial investment of their lives and so perhaps it's important to take some time to ...prepare
