Buyers Use Caution

It is sad, but true, the best advice I have for a buyer when purchasing the home of your dreams is "Buyer Beware.  This is not to say the Seller will be dishonest with you, but there may be things that the seller is unaware of.  Although a seller must disclose potential problems, he cannot do so if he is unaware.

Years ago, my husband and I bought our first home.  While driving in the country, we came across this log cabin situated on the edge of a mountain, nestled in a forest of trees, miles from the nearest neighbor.  Needless to say we fell in love.  We could picture ourselves growing old in that house.  We did view the inside, but we purchased the home from the moment we saw it.

The first winter was a nightmare.  Our electric bills were $500. In order to save money, we decided to heat with the three logburning fireplaces.  It was great until we ran out of wood and the truck delivering more wood got stuck in  the snow in the mile long, steep driveway.  The steep driveway could not be used in the spring  because the snow had all melted and  the driveway had ruts in it from  vehicles getting stuck in the winter. 

We were in a remote community with only 4 families in the neighborhood.  We loved the peace and quiet until my son had a seizure, and we got to the hospital miles away before 911 could get to us.

The summer was worse. We had well water and a septic.  We ran out of water in the middle of doing a load of washing, and the soap bubbles came to the surface of the ground down near the end of the tree line., which was our septic tank.  We had to take the clothes to the laundry miles and miles away.  We had no water, and from the hot , humid summer day we all needed baths. 

I noticed saw dust on the floor of the master bedroom, and for the life of me could not figure where it was coming from.  Not only did we have carpenter ants, bit we had wood boring bees that ate at the wood in the cabin.
