My name is Gary Lirette and I specialize in waterfront in and around Sandpoint, Idaho. This includes Lake Pend Oreille and the Pend Oreille River primarily, and Lake Cocolalla. To a lesser degree, we also have extensive knowledge of the Priest River, the Moyie and Kootenai Rivers, Pack River, Rapid Lightning Creek, the Clark Fork River, and the lesser lakes around Lake Pend Oreille.
I live on the Pend Oreille River about a mile from Lake Pend Oreille. Many think this is the lake since the river is so wide here, but the lake really begins at the Long Bridge. I also own a secondary waterfront home on the Hope Peninsula. Just living on the water does not make us experts. Instead of me bragging about the hows and whys, every week as I send info to my waterfront buyers, I will update this blog. At times the info will be very specifically dealing with what those buyers are looking for. Mostly we search for the best value at that moment. Certainly if what you are looking for is that special million dollar property right on the water with its own fabulous dock, we can help. Still, we are constantly searching for the property that is the proverbial 'screamin' deal.' That said, here is this week's info:

For the previous twelve months, the statistics of sold homes is below:
In general, compared to our last posting in May, the sales prices are down, but totals are up. Average days on market are improved, and that is good for buyers.
In the past we have concentrated on homes on Lake Pend Oreille and the Pend Oreille River. For this segment, we will look at parcels, both secondary and actual with frontage. These are lots below roughly $500,000. Lots above $400,000 are a different animal altogther with actual foot frontage and many with spectacular views to boot.
Buck Run is a waterfront community very close to town (on the other side of the Longbridge). This lot is secondary waterfront, meaning it has views, plus access to a community beach. It even has a moorage dock, though you can't permanently dock your boat there. A bit less than half an acre, this is a great price for a lot like this. One issue is the closeness of the railroad.
Comeback Bay is a slough (Sagle Slough) that is fed to Lake Pend Oreille from Fry Creek. It is boatable out to the big lake about 6 months of the year. The rest of the year it is a virtual mud flat, but with nice views nonetheless. Only five minutes into town and on a paved road, this is a desireable community of well-heeled homes. Nice enough lot and priced right, but again the issue is the closeness of the railroad.
Shoreline is in Sourdough, one of the coolest Lake Pend Oreille communities. Tennis court, island, boat launch, private boat slip. Water & sewer assessments are paid in full. You even have a private island and two protected swimming areas. Roughly fifteen minutes into town, this is one of my favorite addresses.
Eagle View is going in the opposite end of town along the Pend Oreille River. Over 6 acres, it has community water, is perc tested, but again, is not on a paved road. It is roughly fifteen minutes into town and offers a true taste of Idaho.
Eagle Flight is getting out of the range of quick travel, and while a summer ride is only 20-25 minutes, winter travel can tack on an additional 10. This is one of the best priced lots with direct lake frontage of 100', and it is a good sized lot for lakefront at .4 acres.
Sunnyside is ‘THE' address. Perhaps the most desireable part of town at the moment. Big lake, quick into town, this 4.2 acre lot. Close to town and accessible via a paved county road, it has power, septic and a well already installed as well as a prime building site that slopes to the water. Year-round creek spills into the lake for small boat access.
Bottle Bay is another of those very wanted addresses. This lot is typical of actual waterfront at .35 acres, and offers 64' of frontage. Five years ago this lot would have sold for $500,000 or at least $400,000. Has community sewer and is ready to be built on.
Bryce Lane is in town near Memorial Field where our finest event takes place: The Festival at Sandpoint. Last year I sold a home there to the ADA of San Diego: Chip Bottomsley. Don't think it is worth this price though.
Bay Drive is the road that goes around the inlet called Bottle Bay on Lake Pend Oreille. This is our largest bay on the 148 square mile lake. 99' of frontage, .31 acres, but this is a busy bay, and might not afford the kind of privacy one looks for in North Idaho.
Here is another Bottle Bay Road listing with 200' on the water. The thing that makes this great is that it not only has the big frontage, but is over 6 acres and a bit less far than the previous listing. Big difference between a half acre and six. Still, the other has paved road access. Bottle Bay Road is a paved road, you can put in the driveway you want when you build.
Last one is on the Sunnyside Peninsula. Best location in town in the opinion of many. Almost .7 acres with 100' of frontage. Probably overpriced, but there simply isn't that much competition for lots like this.
So this is my take on the best lots for waterfront and water view/access in the Sandpoint area.
