Ok, Z...I just bought all new appliances.  I want 15,000 extra for those. They're top o' the line.  The salesman said so.   So, I"ll take ummm, er....say, 349,999 for mine.  Nine rhymes with mine.  Ha!

BAM!

Seller says 349,999 going once, twice...SOLD for 192,500**

BTW, if you're looking to sell your home and you'd like to know what your home is worth in today's market, call me. I'll do a professional CMA and let you know.  I'll tell you in US Dollars, too, not Z-Bucks...'cause telling you your home's worth in Z-bucks just wouldn't be cool.

 I see tons of listings where they flaunt the Zillow estimate in the ad, obviously because it is so inflated over the actual market value of the home.  I am amazed that Zillow doesnt adjust itself so it isnt such a joke.

I recently ran into this "zestimate" they come up on the listing side.  The seller was adament that his home was worth $25K more just because Zillow said so.  Ironically, no one reads the fine print about these estimates.

I think they are totally useless. The only time they help is when the buyer sees that they bought the home for much lower than the Zillow estimate - then they think we are wonderful for getting them such a deal!

Funny how Realtors (including me!) find Z to be in the useless category, but so many homeowners consult it like it's the bible!  I am constantly reminding my husband that those zestimates aren't very realistic, though I truly wish they were.  

One of my favorite things when you consult a Z map of neighborhood values is when the alley is valued at $699,000!
