I wrote an earlier post about the importance of knowing about building projects in your area, whether you are a buyer or a seller, since they may have an impact on someone's willingness to buy. And knowing what to disclose is also important.

Carlsbad is a community known for its smart growth (see my earlier article on this) and managing its construction projects, especially residential - they even have a 20-year plan. This is good for residents as well as the town.

There are several projects that are worth knowing about if you are thinking of buying Carlsbad real estate. Some are in process, while others are under review. There are other proposed and approved building projects listed on the Carlsbad website. (photo at right is the building project along Ranch Santa Fe Road in Carlsbad seen from San Elijo Hills).

1. One of the more controversial issues is the Wal-Mart request to build a store on a vacant lot at the junction of El Camino Real and College in central Carlsbad (the northwest corner I believe). Nearby residents have voiced both pro and con views. The issue is not unlike the building of the Home Depot in Encinitas on El Camino. Under review currently.

2. Robertson Ranch - this is currently in process, having been approved by the city. The master planned community is being built along Canon just east of El Camino adjacent to Calavera Hills (to the north). There are to be around 1122 residential units of varying density (affordable housing, residential units, multi-unit dwellings) plus a shopping center, school (proposed), and about 159 acres of open space.

3. North Coast Calvary Church - approved. Being built at the corner of Poinsettia and Aviara Parkway in southwest Carlsbad. Includes a multipurpose building and family center. A 2-story pre-school is also to be built.

4. La Costa Town Center Square - a large shopping area with some residential units (63 detached, 120 multifamily units, 45 affordable housing units). This is a multi-use project with a proposed 302,000 SF shopping center, cinema, retail warehouse plus the residential units. Located along Rancho Santa Fe Road and north of La Costa Avenue.

5. Ponto Beachfront Village - being reviewed. Another fairly controversial project in the area south of Poinsettia and just east of the Coastal Highway (Route 101) in the Ponto Beach area. To include a mixed use center, Beachfront Resort, townhouse neighborhood, Village hotel, live-work neighborhood and Garden Hotel.

6. Multi-phase development in several of the master planned commnunities is continuing (and planned) - La Costa Ridge, La Costa Greens and Bressi Ranach all are continuing to build new homes.

Knowing what's coming is one of the benefits of working with a local agent.

When selling a new development, whether homes or condos, we should also point out that the first closings may move into a "construction zone" where the amenities aren't built or open, workers and materials are in the elevators, there's noise at 7 am, and dust seems to go right through the walls. The best time to address this is at the contract stage, not after the developer has notified you of the closing date.

That's an excellent point, Sharon. With the development in phases in several subdivisions, buyers of new homes need to be made aware of these issues, even if they are fairly obvious. They also need to know about the new phases not yet in development that might impact them.
