I know you have had this happen before. If you are a real estate broker, you may have had a listing for months, or even years. All of a sudden, there is an interested buyer, then another, and maybe even another. After sitting on the market all this time, your property has captured some good energy. That's what I call it, "The Energy of Interest." If you are a buyer, you may have experienced that just when you are ready to make a decision to write that offer, take the plunge, buy that home. . . . someone else already did.
I have seen this happen time and time again with my listings. And I'm not talking about a listing that just had a huge price reduction or a well priced listing that just came on the market - those factors bring attention to properties. I'm talking about a listing that has not undergone any changes recently, but suddenly captures the attention, or energy, of more than one buyer.
I have also seen it when working with buyers - as I'm writing an offer; the listing broker calls me to tell me he is expecting another offer or that the property just went under contract.
What is going on? I don't think this "phenomenon" is a phenomenon. In fact, I'm confident that it is created by an energy that is contagious. Quantum physicists would suggest that all matter and probably even non-matter, is just energy. People's thoughts and actions which are energy, affect the energy of all, which is absorbed and processed by other people and which actually change and form matter. (I know that's a very rudimentary explanation of quantum physics!)
Carl Jung described the concept of collective unconsciousness, a psychological concept that humans experience the same archetypical collective experiences. You can also think about the energy or feeling of knowing when someone is staring at you. You can just feel it. Same with real estate - if you are a buyer and are looking at properties, some are going to have the "being stared at " energy; most likely created by other buyers who are simultaneously staring at it in their minds!
I also think of this circumstance like I think of trends. Remember friendship pins (I'm dating myself), guess watches with the removable and twistable rubber face protectors, and these days, Silly Bandz? I think the same is true of real estate . . . certainly on a much smaller scale. However, those people who are in tune with real estate in a particular area and price range, will be in tune with the energy surrounding a property they like . . . especially when someone else likes it too.
