The largest master planned community in the La Costa area of Carlsbad, La Costa Valley is a fine example of residential planning on rolling hills along the Encinitas border. Located about 30 miles north of San Diego, La Costa Valley offers residents a beautiful community with a school, recreational facilities, landscaped trails and open space with excellent access to nearby amenities along El Camino Real in Carlsbad and Encinitas, a 15 minute drive to the beaches, and much more. La Costa Valley was built in 1998 - 2001 and consists of 1073 homes (detached) on about 482 acres. The first of the 4 La Costa Villages (also La Costa Oaks, La Costa Greens, and La Costa Ridge) to be built in Carlsbad after a long wait, this community has provided a model for future developments in the Carlsbad area. There is an elaborate trail system, neighborhood parks, the El Camino Creek Elementary School, a community church, a pre-school, and the Valley Club, the community's private recreational center (The Valley Club). Well known builders of homes in the community include Lennar, Hovnanian, Shea, KB Homes, Centex and Standard Pacific. The Valley Club is the hub of the community with a junior Olympic pool, wading pool, tennis courts, weight room, tot lot, gazebo area, meeting room and full kitchen. Adjacent to the club is a pre-school and kindergarten(below left).
As of August 2007, there were 17 homes for sale in La Costa Valley, ranging in price from $799,000 for a home of a little under 2000 SF and 3 bedrooms) up to $1,499,000 (a home of almost 4000 with 5 bedrooms. The average home for sale has 4 bedrooms, 2900 SF of living space and has been on the market for 62 days (current listing contract). Six homes are currently in escrow (5 of them went into escrow in less than 30 days). In the last 6 months 32 homes sold in La Costa Valley, ranging from $750,000 (3 bedrooms, 1970 SF) up to $1,250,000 (5 bedrooms, 3900 SF). Average sales price is $950,758, with an average marketing time of 59 days. The average price of a La Costa Valley home, according to MLS statistics, is down about 2% for the YTD average in the community for 2006, but more homes have sold thus far this year than in all of 2006. La Costa Valley has a Home Owners Association (access the website to review the By-Laws and CC & Rs), and residents pay HOA fees as well as Mello Roos.
