Why do Some Real Estate Agents Live on an Island of Their Own? Appraisers are not Your Enemy.

 Now I will admit I had to go look up the definition of Symbiotic as my major in school was graduating and getting a diploma. Look it up yourself. As a youth I was no different than you as I knew it all and all I wanted to do was get out into the world and show everyone else. Wait a minute as I didn't hear very many Amens from the choir. SIGH oh well.

 All of us as humans expect some benefit to our relationships for ourselves. Whether it be personal or a business we all expect to benefit in one form or another. As I looked at my comment on Lenns post It brought out the benefits I have received from Real Estate Appraisers after giving them information on my past sales. Have you ever received a phone call from a appraiser on one of your sales wanting to know details of the sale? Oh jeeze they want to know if there were seller concessions. What kind of financing was utilized? Was the thought that came to mind "why are they being so nosey" as I have to protect my client? Did you kick them to the curb? Why?

 Each Real Estate Sale affects the next one as a part of the "Market" and who better to speak with than the Realtors involved in the transaction?. Public records provide much information but it cannot provide the small details as it's only as good as the info that was input into the forms. Would it hurt your buyer client to say there were seller concessions on the buyers closing costs? Nope. Would it harm the sellers with bragging right to the fact they sold for XXXXX amount of dollars if those costs were disclosed to an appraiser? Nope. Would it harm the buyers of bragging rights if they deducted those costs from the sales price and told the neighbors the only paid the reduced price if you told an appraiser who was doing an appraisal on another property in the area? Nope.

 It always amazes me when an appraiser calls me and I give them answers to their questions and they thank me over and over for helping them, They always say that most agents won't return their calls let alone divulge any information about a particular sale. Why not? After working with appraisers for 20 plus years I keep a list of phone numbers of appraisers in different areas that can help me when I'm pricing a property. I can price a cookie cutter property in a tract in my sleep but if I get a listing in a area such as La Cresta in Murrieta ca, I may need some help to price it correctly as they are all custom built on a minimum of 5 acres. The properties in De Luz area of Temecula are 5 acres plus and contain Avocado groves so who better to call than an appraiser who works the area for a few tips to better serve my clients? Each home has upgrades thet are unique to each and how much value do you add for Viking Appliances compared to Whirlpool? Does it matter when it comes to the appraisal as each is an appliance.

 If you are an agent what's your feelings about giving info to appraisers and why or why not?

 Most relationships bring a benefit to one person but over time it can benefit all involved.

I have also had appraisers call for help. I am always glad to give them honest info for that particular comp. It doesn't matter whose sale it is.

Great post, Cameron!  I've suggested it for feature because this is an important subject.  I believe listing agents have a duty to their seller to answer the appraiser's questions, etc.   It's only going to help with accurate comps in the neighborhood.

Hi Cameron~  I have never had a problem with giving an appraiser any help or information about a sale! They need to know it and we need to share it.  It is in our MLS and they may not actually be members of our particular board so they can't access it easily.

Nicole, Thank you for the suggestion as many times my dribble only makes sense to me. As for the comps all information benefits the entire area.

Vickie, According to the appraisers I have spoken with you are a rare exception. Good for you as you are obviously a Professional.

Cameron.....I have always provided appraisers with whatever information the request.  My feeling is that it helps all of us and it takes only a couple of minutes to provide.  What goes around, comes around - the shoe could be on the other foot.

I always return appraisers' calls--we all play a part in creating the market.  Accurate information is needed by appraisers and who better to get it from than the agent that sold the property?
