I remember when I bought my first house. Boy, was I scared. My spouse and I had very little money but we were able to get a VA loan. Couple's expectations years ago were different then they are now. We were happy with a starter home; I mean a real starter home. Under 1200 sq ft, 2 bedrooms, 1 bath, no garage. How many couples today would settle for that. They expect, no demand, a home similar to what their parents are living in today. They rack up debts to live a life style they have become accustomed to while living with their parents. Now, so many of them are in financial trouble. Wish we could turn the clock back so they could choose differently.

I've gone off on a tangent. This article is really about buying a house. But before we begin, please remember that a house is only a place to live in. Buy what you can afford; leave some money for living. In fact, buy less than what you can afford. Leave a lot of money for living.

Being well prepared ahead of time will ensure that you don't miss out on a golden opportunity. When you are searching for the perfect home, you will more than likely tour many houses. Then, one of them will seem to ‘fit' your needs. Keep your emotions in check while weighing all of your options. Look at the price of the home. Is the monthly payment something that you can handle? What about the down payment and closing costs? Also look at the costs of any renovations that need to be made. Look also at the layout of the home. Each home is unique and requires difference contract terms, inspection requirements, closing costs, and financing options. Realtors should be able to negotiate well and follow what is happening when you buy or sell a home. It makes perfect sense to choose a Realtor that is very familiar with the community and has an idea of what makes the community function. It is a good idea to interview several Realtors before making a final selection. By interviewing, you will be able to gauge their levels of training, representation, personal certifications, and experience.
