I thought I would put out two items, in two parts, maybe three, on the philosopy, the lure, and the hook, including all the flyers in the end at your request, if you want them.
Every get up in the morning and see the expired ads come across the MLS? Why didn't they sell? Were they marketed right, priced right, cooperating tenants or sells? What was it?
Though they all seem to have a play totalsalemanship was the downfall. If the seller was less than cooperating, the price was too high, or there was no attempt at closing or asking for the deal,it may have been because someone shoule have said that the price really needed to come down, the tenants are horrible, or the motivation just lacked.
The same thing with the FSBOs that were listed and they did not get what they wanted,or assumed too much, There was a major lack of communication.
To begin with a prospect for the most part does not care who you are, what you drive, how great you think you are, and more. The picture of you standing next to the apple tre with three smiling faces holding a sold sign fades quickly.
What is in it for the prospect? Emotion tag line on a fyler? "DON'T MAKE THE SAME MISTAKE TWICE" and other collective ones. Sure, some expireds know who they like at expiring time but some will wait a week or so to make sure they dont make that mistake again. Offer a simple guarantee. Think like them. Asimple fyler, and a simple folllow up letter gets me 10 extra listings a year this way. email me an give me a fax or email that I can send you the letter I have developed, and the follow up letter. I want you to prosper. You have a better way, post it here, I love to learn.
Tomorrow I will develop a simple highly productive FSBO plan that will have your competition asking what you are doing.

Tom, later today , when I get back home from my appointments, I have to go back through these last few posts of yours and take notes. I'm slipping up this weekend with so many things on the go (it didn't help to write a ghost story before bed...gave me nightmares in the middle of the night, hence I was up at 4:30).
