Don't clean up

Hire a cheap REALTOR

Don't request professional photos

Seller TipDon't post a sign

Don't stage your home

Cook tuna before each showing

Don't turn on the lights or make sure lamps have bulbs. Buyers like mood lighting.

Don't mow the lawn.  Buyers like GREEN.  GREEN is "in" right now.

Don't fix the leaks

Allow Fluffy free reign.  He's a part of the family and it's his house too.  Buyers like "family-friendly" homes.

Limit show times. You have a life to live.  Buyers need to work with your schedule or Buyer Be Damned.

Show your creativity.  Leave the purple walls in your Master Bedroom. Purple is royalty and you're the king of this castle.

Stick around for all showings.  No one can point out the amenities of your home and neighborhood better than you.  You'll need to keep an eye out on those buyers anyway; one might swipe your valuables on display.

Leave family heirlooms out.  Buyers like jewelry. And money.

I can't tell you how many folks follow your keen advice.  It's a wonder someone didn't post this sooner.  Oh yes, don't forget about cooking anything that has a distinctive sometimes not pleasing smell.  One of my favorites was a turkey. 

And don't forget about having a huge dog in a cage.  That always helps too.  It's not just me with these types of prospective clients!

That is true. I am always browsing home listings and I am AMAZED at the horrible mess and clutter some people have and the agents who even dared to post the picture of it!

-sell your home for as much as you can and for whatever you want.  Don't pay attention to the market

-blast Led Zeplin on the stereo-all buyers love Led Zeplin

-turn down all showing times not within your schedule of one hours blocks on week-ends

@Luke - Follow these tips and your property is sure to have a looong listing life, that's for sure.

@Realtor Karen - We can't forget the big a$$ dog in a cage!, because buyers (all buyers) love dogs - especially super-sized ones.

@Jennifer - I have come to the realization (albeit slowly - 'cause I'm a little slow...) that my idea of clean is just not everyone's idea of clean. 

@Jerry - Loving your additions, but especially loving #1 on your list!
