There were 6 condos that were recorded as sold in Tequesta in July 2007 and there have been 52 condos sold in Tequesta since the beginning of 2007. FYI - there were 6 Tequesta condos sold in July 2006. The Challenge is that we have 180 condos on the market in Tequesta based on the MLS.
What do these numbers mean to us? As a general rule I share with customers that with less than 6 months inventory the prices typically increase. With an inventory between 6 months and 12 months the prices are usually stable. And when inventory is over 12 months the prices will generally be coming down. At this point with over 24 months inventory - there are deals to be made on a purchase.
