Seller boxes are packed and loaded in the moving truck and the d-day is here. Before you open the bottle of Champagne to celebrate selling of your home review the check list.
  •  Review the home inspection addendum; make sure you have not missed out any repairs as agreed. If anything pending inform all parties ahead of time.

  •  Collect and make copies of all the invoices paid for any repairs or work during the selling of your home period.

  •  Check for smoke alarms, appliances, light bulbs, door bells,  and all the items that convey with the property. They have to be in normal working condition.

  •  Run the water to ensure hot water is still ON and no plumbing leaks under the sink.

  •  Leave your utilities ON for a day or so more just incase the settlement has to be delayed.

  •  Walk around the yard and make sure nothing is out of place like a missing plant or a broken fence board.

  •  Check all the cabinets no personal belongings are left behind.

  • Remember home has to be conveyed in broom clean condition so take all the debris (trash) out of the home.

  • If you are not going to be present at closing leave all the keys/garage openers/any manuals/warranty paper in kitchen where buyer can easily spot it.
If you are unsure about anything ask your Realtor to stop by or discuss with him/her.  Small issues can be handled prior to be sitting face to face at the closing table. After all don't we all like happy ending!!! Congratulations on your home sell!

Great summary...thanks for the list. I also like to leave a bottle of wine or some sort of a welcome gift for the new owner. You never know they may become a client someday.

I make sure my sellers have a copy of the walkthru but didn't think about the cupboards and stuff.
