I was reading the newest Realtor Magazine this morning and saw a short story about an agent that interviews their sellers and attaches it to the listing. 

The agent asks the sellers questions like:

What was your first thought when you saw your home for the first time?

What did you enjoy most about living in this location?

What are you going to miss MOST about your home?

 

We consistently have between 15-25 listings and are seriously considering doing this with all of them.  What are your thoughts and opinions on this?  Does it hurt or help the sale of the home?  Thanks!

Hi, Jared and Amanda, I have mixed feelings about it. My concern about attaching it to a listing is that it creates an impression, and that impression might be enough to dissuade some potential buyers from looking at the house, especially if it's very different from the buyers interests. On the positive side, it creates a personal, neighborly kind of feel...a story that some people will enjoy reading. I think it might be nice to give it to a buyer after the P&S has been signed, when they're already starting to see the house as their own, and might be more interested in what the house has meant to the previous owner. I don't attach it to the listing, but I have them complete a seller questionnaire with those questions.  I use their answers in my marketing materials.  Chances are the same reasons they loved the house will be the ones many buyers see as a reason to buy it.  These questions help to fine tune my marketing.

Great way to write good remarks about the home and let the buyers see the positive points for the home.

Hi Jared & Amanda ~ I usually encourage sellers to write a blurb about their place and what they like about it.  What the sellers write can often seem more believable than we do. I keep a file of good examples to share with them. I like the focused approach of these questions.

I have never done this for my listings, but when showing homes and buyers see this type of information provided by the sellers, they just love it.  The buyers seem to form an immediate bond with the home.

we ask these questions at the listing and then use this information in marketing the property not in writing though
