The Pikes Peak Park housing market continues to be a NEUTRAL/BUYERS Market, as there is currently a 4.  month of supply of homes on the market.   A 6 month supply of houses on the market is considered a "NEUTRAL MARKET".   Sales units were up 45% from 2009 to 2008, and pricing was down 7% from 2009 to 2008.    Pricing and sales are continuing to see an increase in 2010.

Single Family Homes in Pikes Peak Park were primarily built from 1960 to 1980 with an average age built of 1982.  The majority of the houses are ranches, bi-levels, and tri-levels with 2 baths, with 1-2 car garages.  The average home has appx. 1000 to 2000 square footage. 

The area is South of Fountain Blvd., North of Hancock Expressway, East of S. Union.                                 

The school District is District 11. There are several parks in the area including; Leon Young Baseball Complex, and Centennial Park.
