Prosper, TX home buyers: Be careful what you ask for - you may just get it.

As a home buyer moving to a new area, it can be hard to know how to ask the right questions.  Agents don't always make the search easy on you.  Sometimes, you get exactly what you ask for.  The problem with that is, you don't always see every home that may have interested you.  The example I want to share today illuminates the different responses you could get to the question, "How many homes are available for purchase in Prosper, Texas?".  Seems like a simple enough question, right?  But, there can actually be six correct answers to that question:

1.  There are 157 homes available for purchase in Prosper, Texas.

When you run an MLS search of home in Prosper, Texas - all of which will be in the Prosper school district, you come up with a number of 157 homes, ranging in price from $122,000 to $21,000,000.

 

2.  There are 191 homes available for purchase in Prosper, Texas.

When you run an MLS search of homes in Prosper, Texas under the MLS area number 59, within the Prosper school district, you come up with a larger result of 191 homes.  The reason is that area 59 includes in the Prosper ISD area includes the communities of Frisco, McKinney, and Celina in the results.  The price range of these homes runs from $94,500 to $21,000,000.

 

3.  There are 210 homes available for purchase in Prosper, Texas.

When the MLS search is run strictly under area 59, with no designation of schools or city/town, this is more of a geographic search of a particular section of the North Dallas suburbs.  This result is even larger.  Area 59 includes homes in Frisco ISD, McKinney ISD, and Celina ISD.  The price range of this home search runs from $94,500 to $21,000,000.

 

4.  There are 223 homes available for purchase in Prosper, Texas.

Some homes that are in ACTIVE status in our MLS may actually be in some form of contract.  We call those homes by terms such as ACTIVE CONTINGENT, ACTIVE OPTION, AND ACTIVE KICKOUT.  It does not mean that these homes are unavailable.  They may just be in the early phases of the contract.  They could still be showable and they may still be available.  Some agents ignore those fields when conducting searches.  The reason why is justifiable - most of our homes are relatively new and in relatively good condition.  The chances of the buyer backing out of the contract are pretty low.  But, those fields should not be ignored.  The price range for this home search runs the same $94,500 to $21,000,000, but now includes 7 homes under ACTIVE CONTINGENT status (buyer still has a home to sell is the most common reason for the contingency), and 6 homes under ACTIVE OPTION status (buyer is in the process of inspecting the home and making a final purchase decision).

 

5.  There are more than 223 homes available for purchase in Prosper, Texas.

This, too, is a true statement.  Although some builders do work with real estate agents and place their new construction options in our MLS, this is not true of all builders.  So, there may be more homes available in our area than are listed conveniently in our MLS.  Finding the remaining home options beyond MLS listings is where is really benefits a buyer to work with a local (and I mean hyper-local) real estate agent. 

 

6.  There is no limit to the homes available to a buyer in Prosper, Texas.

As a growth area, this is a true statement.  There is no limit to the homes that might be available to a buyer in Prosper, Texas, should they have the time and the desire to enter into a contract to build new construction.  True custom homes have been some of the best sellers this year.  Low interest rates were a big part of the decision to build.  We've got Italian villas, English manors, and a castle that looks like it's straight out of Edinburgh, Scotland.  You set the budget, you work with the architects on design, and the realtor works on helping you find the right lot and the right builder to make your dream home vision come to life.
