Why am I not getting any listings? Whaaa!

Why am  I not getting any closings? Whaaa!

I haven't found my niche Whaaa :(

Well gee, could it be that you have not made any phone calls to new prospects in months!

Or could it be that you have not taken any buyers out to see any homes.

How about door knocking, mailings or any prospecting for that matter!

It is all a numbers game. Are you consistent?

As Real Estate Agents we don't have a boss. That means we have to be harder on ourselves than what our bosses would be, because it is too easy to slack off.

Buyer's agents:

  • Advertise listings to get buyers.
  • Get your buyers to agree that they will only be working with you.  {In NY its called an "Exclusive right to represent agreement"} It's the best thing for both parties (explanation in future post)
  • Pro-actively get your buyers a home. Which includes: referring them to a mortgage specialist. setting a time frame; evaluating their needs and wants; letting them know what is realistic;
  • Once you and your buyers are on the same page. GO ON APPOINTMENTS/ SHOWINGS.

No showing is ever a waste of time, even if the buyer did'nt like the house. Because it allowed you the opportunity to preview the home. Which is good for memory. A good memory of the homes in your market will make you a better match maker.

If buyer 's are your focus, work with as many buyers that is going to result in a FULL CALENDER.

See it is very simple: The more showings the more offers> the more offers the more accepted> the more O&A'a the more contracts> the more contracts the more closings> the more closings the more happy client/referral/$$.

Malika - love the "whaaa" syndrome.  I know experienced agents that sit and wait expecting "business" to come to them on a silver platter.  I'm thinking of one in particular - she keeps asking me how they do it - how come they are so "lucky".  If you are not out there pounding the way, luck isn't going to find you.

Great post.  It is a numbers game in this business and you need to devout as much time to the business as to the amount of success that you wish to have.  Looking forward to your future posts.

Hi Malika- You are so right, consistency is the key, especially with prospecting. I am a recruiter, so I am prospecting for agents, but it still rings true. Great post.

Malika, Great post. When I first got into business, someone told me you should try to have appointments with prospects each day, whether buyers or sellers.

Rolando I do schedule a time to blog, but it seems like I blog anytime I have a thougt I want to write about. I suppose if we have a schedule, we should stick to it at least most of the time.
