We tend to jump through lots of hoops to please a customer.  This morning I got a "TEXT" message on my phone that read:

               "We have selected another Realtor to sell our house. Thank you for your presentation"

Flashback to 2 weeks ago.

I had a call from a prospective client wanting to interview Realtor(s) about selling their home.   He was pressed for time and had to meet me at 9am the next morning, before he left town.   I got my research done, and was prepared.  

Cookie Cut NeighborhoodDuring our meeting at his home, his phone rang twice.  Both calls were from other Realtors®.   That confirmed that I was not the only agent he was interviewing, and I was not the last on his long list.

           **  He was not happy with the market statistics.

           ** He was not happy with my suggested list price.

           ** He wanted me to understand that his home was the best                              home in the neighborhood.

At the end of our meeting he asked if I would like to change my suggested list price on my presentation?  I told him that I would not make promises that I could not keep, and couldn't deliver a buyer at his high price goal.

I won't mislead my clients about the market, or the comparable sales that were used in my presentation.  I explained the issues with our buyers market.   A well informed "SELLER" is more important to me that just getting a listing.  Buyers want the biggest bang for their buck. As a  professional service, I rely on the Three P Approach: Price, Presentation, Promotion.  We want the buyers to want his home, and not one of the other 10 homes for sale in the same neighborhood.

                                    The market is what it is....not what we wish it to be.

Christine:  Thanks for not caving.  While the "other agent" may have a great rationale for pricing, yours is the one you have built your marketing plan around.  On the surface, doesn't sound like a fit anyway.  It's better to lose a listing than to have to fire a client later.  Thanks again for taking the high road - it reflects well on all of us.

Great post! I love the last line - 'The market is what it is...... not what we wish it to be' Oh so very true - and sellers don't realize this till the house sits for quite a while with no showings and or offers.

Send them a thank you letter wishing them luck. Also add they are welcome to call you if the house doesn't sell. If the other agents were puffing, you'll get plenty on the rebound.

Julie - Thank you!  I hate when there are no showings....even "after" I felt sure the price was attractive in the market.

Dave - I agree.  And I know many Realtors are blogging about being the 2nd or 3rd agent.

Part of the problem out here is that many brokers encourage agents to go get listings, not really caring if they actually SELL those listed homes. They provide such encouragement with the many perks they provide each month to the TOP LISTING AGENT, perks such as prime parking spot (parking is a premium here in Southern California), free tickets to the Zoo/Wild Animal Park/Legoland/SeaWorld/Etc., even actualy cash! In at least one office that I know well, if the same person is the top listing agent each month, s/he can make a very good living just listing homes, never even having to sell one of them.

You know, it sounds like a good thing that you did not get the listing. If this person was not going to work with you on the price, it would have been a real headache! If people won't listen to the professional and list according to the market then the house won't sell. Sometimes things happen for the best.
