July Residential Highlights

Closed sales rose 14.3% when comparing July 2007 with July 2006. New listings were also up 11.4%.  Pending sales, however, dropped 12.1%.

Year-to-Date Trends

Comparing January-July 2007 with the same period in 2006, new listings were down 7.8%. Closed sales also fell a slight .6%, and pending sales decreased 3.7%.

Appreciation

Comparing the 12 months ending with July 2007 to the 12 immediately prior, average sale price appreciated a slight 1.1% ($318,100 v. $314,600). On the other hand, using the same formula reveals that the median sale price decreased 3.5% ($275,000 v. $285,000).
