Jane, Good afternoon (although barely so for you!). If we can sell the homes the other agents can't, imagine what we can do if it is a home's first time on the market! Our years of experience selling Expireds pays significant dividends to everyone!

Debbie, Thanks! As we see it, a signficant part of our job is laying out the facts for our sellers.
For instance, we can't sell everything for the price they want, but they won't be surprised because we didn't tell them! The other part is what the buyers look for and want. We'll do it tactfully, we do have an obligation to present what is in their best interests to know.
Liz & Bill - I couldn't have said it better myself and unfortunately the "list of questions to ask your agent" often found online has all of these on there.
Michelle, That's the unfortunate thing about the mainstream/Internet publications. They tell you what they THINK you should do without understanding the implications.
Sure, you could hire the agent who has 100+ listings, IF you don't mind being handled by one of his team ever after, assuming you get to meet him/her at all! We want to stay at a size where we can provide the A+ personal service to our clients!
We work for one of the big brand agencies, but that just allows us the ability to freely market any and everywhere we chose and never having to explain to a potential client who we work for. Getting to spiff the listings on Remax.com is just a bonus!
And the agents who can't take good pictures or get them done by someone who can, nor write a good story, is just KILLING their sellers chances! And unfortunately, they often have no idea (another reason we always send the MLS link to our sellers as soon as we have them posted!).
And whether we've sold something in your development is more a matter of opportunity than a measure of skill on our part. We go wherever given the opportunity within our marketing area.
We'll keep trying to spread the word!

Kay, I don't think engineers are well known for producing confectionary treats! We have to tell it like it is. Rather have folks irritated with us and NOT list with us for telling the truth, than have them hating us AFTER we have it on the market and it's not happening like they expected! We're a slow moving area, 3-6 months is typical. Keeping that partnership engaged is critical or it's going to be a LONG listing!
Marchel, Meeting the seller's needs while searching for that ONE RIGHT BUYER! It's not Moby Dick we're after, but sometimes it might feel that way!
