    A successful brokers open house?

Hi All,

  Successful is a subjective term. What you find succesful may be a poor turnout for me or the next guy/gal. (I was going to write this post this morning prior to the open house, but as I started writing it I relized I had too many unanswerd questions. So I chose to write it while at the open house{there had to be some downtime}. I figured I would be able to answer some of the tangible questions, then post it after the open house and seek your feedback...) It is a beautiful 77* day the sun is shining and there is a nice breeze in South Eastern Connecticut(Groton) and I was hosting a broker's open house. I did everything right... I think(Let me know what I missed).

  First I placed 17 Ginger Dr. Groton, CT 06340 on the Statewide MLS system list. Added it to my local association(Eastern Connecticut Association of Realtors) list (on the correct week week for the assigned area of tours). Next I sent a series of emails going over the details of the property and the incentives being offered(a $100 gas card raffle at the open house and the catered party or office meeting sponsered by the seller{up to a $400 value} for a accepted contract on or before 8/31/10) to thirty local broker's. I attached a nice handout flyer (thanks to my wife the formatting wiz!) and sent the first email 12 days in advance then a follow up 4 days in advance reminding the broker's to pass along the info and visit. I also contaced my sphere through www.twitter.com/Jeremy_St_Louis and http://www.facebook.com . I also called several agents.

  How was the turnout? 5 agents (or 6 one team arrived) I say BOOOO. What do you think?

  How many is considered good/great?

Is buzz the measure of success or actual appointments made from the occasion count as well? I have at least one appointment set for Monday (Yay).
