First Time Home Buyers are still out there in Raleigh North Carolina!

This week I had the pleasure of helping another happy first time home buyer close on her very first home, a gorgeious townhouse in a prime location in Raleigh, North Carolina!

Even though the First Time Home Buyer tax credit has expired, this intelligent young woman still realized that owning a house was better than paying her landlord's mortgage! 

 With interest rates under 4.65% and FHA mortgages available with 3% down payment,  buying now seems to be an easy WIN WIN situation.

For the same amount of money as her monthly rent in an apartment about 1/2 mile away from her new home, she now OWNS a 1100 sf  3 bedroom, 2.5 bath townhouse built in 2001. She has a fireplace, tile floors in the kitchen and baths, new carpet, and a fenced in back patio to do a little gardening.

 

As a first time home buyer, was she nervous?  Of course. But I guided her every step along the way, made sure she was comfortable with all the inspections, repairs, and mortgage lender.  We went "house shopping" with several of her friends- one being a previous client of mine., which made the process fun for her as they approved her final choice.

With interest rates so low and seemingly fewer buyers out than before the credit expired, a lot of savvy buyers intentionally waited until summer to buy.  Good for her!

Any first time home buyer who has studied the market changes since 2007 in almost any market should rush out to buy a home now.  While they are not eligible for the $8,000 tax credit they need to focus on asking prices and mortgage interest rates, both of which are lower than they have been in a very long time.
