I recently had the opportunity to help a client look for a new home in Allentown. I always knew this was a popular area for artists, but what I did not realize is how beautiful this neighborhood has become and how popular it had become with all types of people. Singles, families, retirees, etc.
There is a resurgence of people moving back into the City of Buffalo. There is an abundance of great old homes just waiting to be given new life. In Allentown, just such a thing has happened. Many wonderful homes have been updated and painted in beautiful vibrant Victorian colors (other wise known as painted ladies). The streets are lined with mature trees and fabulous gardens. This has become a popular area because it is so close to the Elmwood District in which you can walk to many trendy restaurants and stores. This is city living at its best.
Just beyond Allentown is the West Side, which is also seeing a resurgence. If you are willing to take a chance on an investment, this is the time to do it. There are many wonderful old homes for sale at very very low prices that once renovated, could be great homes. Many of these homes are just a block or two from the popular Allentown area. Why not. There are some homes available for as low as $25,000. I was in such a home that had 3,000 sq. feet, 6 bedrooms and 2 baths. It needed a lot of work, but it had great bones. Homes similar to this just 2 blocks away sell for over $300,000. For those not familiar with home prices in the Buffalo area, the average City of Buffalo home sells for less than $100,000. This is a great deal and an opportunity to own a great home in an up and coming neighborhood.
So if you have not been to Allentown in awhile, take a drive down. You will be pleasantly surprised. Park your car and go for a stroll and enjoy all of the newly renovated homes, art galleries, antique stores, neighborhood stores and restaurants. It is a wonderful way to spend the day.
