Wastewater Master Plan Big Pine Key ~ Master Plan ~ Septic System

If you live or plan to buy a home on the islands of Cudjoe, Summerland, Little Torch, Middle Torch, Big Torch, Ramrod, No Name Key or Big Pine Key you are wondering if and when you will be hooked up to the central sewer system.

The Florida Keys are known for their unique marine ecosystem.  To preserve the marine ecosystem the State of Florida mandated that nutrient load levels be reduced in the Florida Keys. 

The Sanitary Wastewater Master Plan or "Master Plan" was finalized around the year 2000.  The approximately 23,000 septic tanks in the Florida Keys were supposed to be removed by July 2010.

The Florida Keys Aqueduct Authority (FKAA) is designing, building and operating the County-owned infrastructure for the citizens in the Master Plan areas.

 Septic tanks in the "hot spots" will need to be removed and the homes will need to hook into the new central sewer system Septic tanks in the "cold spots" will need to be replaced with BAT (Best Available Technology) septic systems

 FKAA, in partnership with Mathews Consulting Inc., developed a "Rule-of-Thumb" for the costs in areas not included in the original Master Plan.

The Rule-of-Thumb Methodology created "Warm Spots."  Homes that are in "Warm Spots" are homes that are equal to or less than approximately 500 feet from the "Hot Spot."  If the furthest home of 3 homes on the same street were located 1,200 feet from the "Hot Spot" then all three homes in the "Warm Spot" would be connected to the central sewer system.

Hi Maya,

Although most people might view this as "crappy" reading it is something that people thinking about buying a house need to know about BEFORE they buy.  Have you heard how much it is going to cost homeowners to connect to the new sewage sytem?

Maya--This is a tough issue in Minnesota as well as we have lots of wetland that can be affected by septic systems. However with proper maintenance most do not require replacement. Those that are not maintained properly can cause many problems with wells, lakes and all groundwater.
