As a BUYER:
Work with the Seller to buy the property that you want
Have time to clean up your credit to get the best financing you can get
Have ease of obtaining conventional financing when you re-fi
As a Seller:
Get more for your property than what you originally wanted
Have your investment dollars secured by real estate
Tax advantages for not getting all the cash out now
What I do best is to determine what the Seller or Buyer needs and determine solutions that are mutually beneficial. This gets me all excited as to what creative ways we can work together on.
We BUY property on price or terms and we prefer TERMS more than anything.
I know that most people think that real estate investors are 'flipping' property like on Flip that House TV show. To tell you the truth, that is 20% of our business. We determine what is a win-win for everyone involved.
