It really doesn't matter what any other chart, stats or graph shows. This is the bottom line, what has been and how many units are now closing. These numbers are for Single Family Homes but that's beside the point. As long as units are continually shuffled out of inventory whether they're Short Sale, REO, Corporate, Bank Owned, Traditional or whatever, we will survive. The number of properties came in lower than I expected, although not too far off considering the time of year. Median Price is an indication that Sellers are holding firm in ther asking prices I believe and that much of the low end pricing has been eaten up by investors. Calculating the DOM with only a 20 day differential over the entire year not much weighting is occurring there.
