I am not familiar with your market, but in Chicago the market takes a significant dive after Labor Day. You may think that this may coincide with school starting and you would be correct.

Agents plan their marketing in concert with school schedules, right or wrong. The marketing plans for real estate agents normally reflect high prices in early spring and dropping as summer progresses. Why? It normally works except for properties with exceptional amenities

I'll trade you a Babe Ruth card for five Derek Jeters.
