This is a rare opportunity to rennovate and restore an absolutely classic StoryBook Style home in Sagamore Park.

This Grande Dame is somewhat faded, but with a lot of cosmetic attention and landscaping could be ready for her close-up! The ocean wave roof is unique and gorgeous... makes the property look like a fairy tale house behind a Sleeping Beauty hedge. From the front door you step into a large living room with a coved ceiling and a wood burning fireplace. Turn left into the formal dining room, also with coved ceiling. Breakfast nook and laundry room are at either end of the kitchen. Three large bedrooms and a bath and a half bath are off a center hall. The private, overgrown yard is lush with greenery, but with some trimming and clearing will be the perfect place to entertain. Or just sit under the arbor and dream about Prince (or Princess) Charming!

4503 W. Avenue 40, Sagamore Park, offered for sale at: $479,900

"The ocean wave roof is unique and gorgeous... "

Is that the wrap around effect?  Or something else about the roof?

I am being nosey. I had a listing in the late 80s' when I was still in Dayton that had the wrapped kind of roof... I remember calling it a Cotswald Cottage or something like that in advertising... where would I have got that w/ out Google to help me?

"makes the property look like a fairy tale house behind a Sleeping Beauty hedge"

It does have a storybook feel to it.  It reminds me a little bit of my dollhouse, which had been my mother's doll house (she was born in '32) and her mother's before her...

I vaguely remember a home inspector who felt the edge of the roof on the house in Dayton was a defect.  Dork!  It sold...

"StoryBook" is actually the architectural term we use out here  ... see http://www.storybookers.com/  (click the link labeled "defined")

About the roof, also see.. http://www.customshingles.com/about.html   (This is a roofing company, but they have quite a bit of information on the site ...)

Where are Hansel and Gretel.  It looks just and, I mean just, like one of the illustrations in one of my child's book of fairy tales.  Lovely.  I wonder why it hasn't been snapped up yet?

Caution: CAT BLOG AHEAD

Including random thoughts on life, art, business, stuff, and occasionally Real Estate.

What is a CAT BLOG?

According to Seth Godin: "Cat blogs are for, by, and about the person blogging. A cat blog is about your cat and your dating travails and your boss and whatever else you feel like sharing in your public diary." Well, I am the boss, my dating years are behind me, but I do love my cats.

Enjoy!
