Denver Home Sellers - Is Your Home Listing Passing the APE Test?

Selling a home in today's market is nothing short of fierce competition.  As a home seller in the Denver metro area, do you know all the steps that you need to take in order to sell your home successfully? Does your home listing pass the APE test?

Appeal
The National Association of REALTORS posted a statistic once stating that 70% of buyers decide on which house to buy from the front door steps. When I show homes to buyers in the Denver area, I can attest to a critical moment in the buying experience. As I open a lock-box or jiggle the keys to the front door of a home, what are my buyers doing? This is their first peak of a potential home, and they are surveying the landscaping, front door entrance, exterior paint condition, driveway, yard and about 100 other first impression items.

Your home and its curb appeal has only one chance to make a first impression. Is it in perfect retail condition?

Pricing
Above all else the real estate market is just that....a market. The most basic principles in any economic market are supply and demand. Any home seller should be willing to look realistically at the supply of homes vs the number of successful sales in order to understand how long it should take a home to sell at any given price. We broker types call this number the "absorption rate". If you are curious about the absorption rate of any particular area and sector of the Denver market give me a call. I would be happy to discuss it with you. This is a key factor to accurately price your home in the current market.

Exposure
Ok. So you have your home absolutely sparkling from the inside out, your price is just right, what now?

Your home has to have great marketing exposure. In the digital world we live in, consumers expect instant access to the products they are after. Are you working with a broker who understands this? Can your home be found in the myriad of online spaces allotted to target home buyers in the Denver market?

Statistically over 80% of people who buy real estate today start that process siting behind a computer. Having your home marketed via an IDX feed, FaceBook, Twitter, YouTube or a number of other ways is imperative in a competitive marketplace such as the Denver Metro area.

John, the items in your last paragraph are imperative in all markets these days.  Most people 'get' this, but there are some who do not and unfortunately, their agents can be just as uninformed.  It was just a few short years ago tha someone in my office told me that e-mail was just a fad!
