Back to school time friends. School buses are learning their new routes, and for those of us who spend the better part of our day behind the wheel, just a reminder that getting to an appointment late is okay! In just the past couple of days, I see people weaving around buses, oblivious to the big yellow mobiles, and their flashing lights and signs. Not suggesting they are Realtors, because August is often slow for us (due precisely to kids heading back to school, their parents in a race to get them ready, everyone getting back on track), just suggesting we keep the extra traffic 'top of mind' too.
Set appointments with plenty of time to spare, no rush. If you have pre qualified the buyers, and possibly previewed what you are showing, your job is already that much easier, so better late than sorry. Use the time stopped waiting for a bunch of kids loading, or unloading on to buses for better discussion with your buyers as to factors that might help you go to contract that very day! It's good to remember that people prefer to buy from someone they like. You don't have to become their best friend, but beyond our professional, service -oriented demeanor, Realtors really have a lot of influence on the buyers to make a positive decision by asking questions, and piecing that information together into appropriate property selection, hence Real Estate solutions. And closings!

And just in case you are feeling "listless", literally or figuratively, get to work farming, calling expireds, and visiting FSBO's. Amazing how many people are actually willing to talk to us if the approach promises the job well done; not the stars and/or the moon.
