Here from Home Stager and Head Designer of Harmonize Homes, LLC, are 10 common mistakes sellers make when preparing their house for sale.

1: Just because you love it does not mean everyone else will. Ensure your property appeals to the broadest buying public, which means neutralize.

2: Closets and pantries are crowded and cluttered.. Crammed spaces give buyers the perception that there is not enough storage space in the home.

3: The furnishings are too big or there are too many for the space. Are you selling the furniture or the space...it's a good idea to hire a stager to bring in the proper furniture, or remove some of the existing furnishings.

4:  When your house is on the market, it has to be clean and ready for showing every minute of the day.

5: You love your pet so everyone else will, right? Wrong.  If you have pets, vacuum daily to keep the hair under control and crate them or remove them from the property while it is being shown.

6: Don't hide damage to flooring, counter tops, walls or other permanent fixtures. Reveal, never conceal, problem areas, and be sure to reflect any deficiencies and necessary repairs in the list price.

7: Don't forget about safety and security. Pack away these and precious items like jewelry while the house is on the market.

8: Don't designate a space above grade as a storage room. Use the basement, garages, and or storage facilities.

9: Don't leave dated or worn fixtures for the next owner to replace.  Upgrade your fixtures..

10: Don't rush to put the house on the market before it's presentable. Selling a property requires strategic thinking.  Make sure that you have taken care of all the little details... remember..Proper, Prior Planning, Prevents Poor Performance....in today's Market...

Great tips. I always advice sellers to put away their valuables and hide prescription medicines.

I ask my sellers to have a friend who doesn't own pets come over and do the sniff test. They may not belive me when I tell them the smell is going to keep their house from selling at the price they want.
