Just Because I Can, Doesn't Mean I Should!

Bob the Builder says "We Can Fix It, Yes We CAN!!!".  But should we?
There's lots of things you and I may have the skill sets to do an adequate job.  We've done crown molding in our home, door and window trim, sweat pipes and replace bad faucets.

But we all need to recognize our limitations, and sometimes, even when you know how and could, you shouldn't! (more on that later).
Patio Work
Our back yard currently looks like a disaster area as we have a new patio put in.  We hired professionals to do the job because A) we don't have the technical know how B) we don't have the tools and C) we'd like to finish the job in our lifetimes!

It looks like a giant jigsaw puzzle, with a rough outline in place, but the elements of success are there!  The limestone foundation is laid and compacted, the raw materials are present, and the crew is experienced.  Furthermore, the company is local and Accredited BBB!  We know if we ever have a problem we know they'll stand behind their work and correct it.

So how does this relate to you Mr. & Mrs. Potential Home Seller?  We all have pride in our abilities and our home.  There's a definite feeling of
Big ol butaccomplishment in completing any home project! 

We can totally relate to that... but here's the but, and it's HUGE!

If your potential home buyer can tell YOU did it, they can see the imperfections right off the bat, was it worth the savings and the self-pride?  You may ultimately wind up paying more than the professional would have cost due to a potential lost sale, or someone discounting your price to compensate for either the perceived quality of the work or for repairs they feel need to be done.

The same thing applies when you've gotten an acceptable purchase offer and the buyer asks for repairs as part of the inspection phase.  Any good buyer's agent is going to ask for the repairs to be done by a professional, with receipts provided!  And honestly, that's for your own protection!  Do you really want to have the buyers calling & yelling at you two months after they move in because that plumbing work you did blew a seam and flooded THEIR basement?

So, know your limitations, and hire a professional to do the job when you're beyond your expertise level, or need the liability protection!

Great post. If the new buyer gets the idea that Mr Handyman did the job..then their perception of the home falls greatly!!

Don, We've been there too!  We've seen some where there are about four different kinds of flooring patched together, ceramic tile very crooked, you name it.  A buyer objects to these types of things quickly and usually strikes the home off their list.

Liz & Bill - Couldn't agree with you more.  A few months ago I wanted to replace mybaseboards throughout the house, which I was going to have my husband due, but in the end I hired a professional to do it.  What it would have cost us in materials alone was almost as much as a professional was going to charge us.

Pat, It often does!  It's a shame that it works that way, but there's typically a large gap between someone who does it every day for a living and someone who's read the Internet tutorials and watched HGTV!  The buyer certainly recognizes the difference!

Michelle, We've often been surprised by a professional's quote.  Buying power can often be huge for someone that buys in quantity vs. us going to Big Box home improvement stores!

Great post Liz and Bill. Sometimes DYI project actually cost more money in the end because the shoddy work sticks out like a sore thumb.

Ah, yes.  The infamous "I can do it myself for much less!" seller!  One of my all time favorites!  Who hasn't been on the listing appointment where the seller keeps pointing out all the "great" things they've done themselves?  "A contractor would have charged me $1000., but I did it for only $250.!!"  Yes, sir, you did.  And it shows.  Bless their hearts, at least they're trying!

Tish, Yep, been there and done that!  Sometimes the quality is REALLY good!  It's not the first time they've ever done it, so the guinea pig phase is over and the lessons learned.  But often, it's not.  I'm not a great carpenter, but I've got a friend that is!  I was the 2nd set of hands for most of his work, and I got a small apprenticeship out of the deal!

 

Deanne, I think that would be possible!  Will certainly be glad when it's done!  The entire area seems to be coated in limestone dust.

Liz & Bill - Yep, you had me at "we'd like to finish the job in our lifetimes!"  LOL  Been there, done that and I have the repairs to prove it.  Hubby and I have made the DIY mistake of starting something ourselves and then later hiring a pro to finish it.  Live and learn.

Donne, The juggling two worlds thing means many of my projects take a LONG time to finish.  I'm finally starting to see more value in opening the wallet than trying to shoehorn ONE MORE THING into my to do list.

(E.g. The shed kit spent the winter on a pallet as delivered before finally getting assembled the next spring)

I pretty much know my skill limitations, so haven't walked into the needing a pro to bail me out (yet...).

Paul, Thanks on the 100 post mark (I'm not counting my one reblog)!

Interesting.... taking the picture this morning, thought of it as analogy for the future, the pieces closest to us are ordered and shaped, but the further away you get, the less structured!  There's a general plan, but the details have to be worked out.

I did a midshipmen training cruise on the Hammerhead (SSN663 I think?), we're reaching back to 1982.  Enjoyed it!  We surfaced in the middle of a translant and as a mid, allowed to come up to the conning tower.... beautiful blue water, sea turtle went by... awesome!

Al and Peggy, Glad you liked it!  We'll be sure to post some finished shots when done!  They finished the laying of the base stone for the most part today, just have to mortar and grade and I think we'll be up and running soon!  And we totally relate to reason C!

Great and appropriate post for sellers! Ah yes...the Do It Yourselfer

It has almost become the norm here, especially with finished basements for the astute buyer to ask to see the building permit for the basement.

No permit? Down comes the price or away goes the buyer. Many folks buy new homes and finish off their  basements later themselves. They are easy to spot. Poor joints, incorrectly placed electrical outlets, and wacky plumbing.

Even if you are going to do some of the work yourself...get a permit, and get the work inspected. That action can also help you with any liability or insurance issues in the future.

For whatever reason, we've never had the permit request made of one of our sellers.  Perhaps a regional practice difference.
