A lot of new inventory has been added to the San Joaquin County new homes landscape.  The following information has been extracted from New Homes Sales and Marketing reporting companies for the week ending 8/15/10:

San Joaquin County:  Total Projects Reporting:  25; Traffic: 392; Sales: 14; Cancellations: 5;          Net Sales: 9; YTD Sales: 429

Focus on Stockton Statistics: Total Projects Reporting: 3; Traffic: 44; Sales 2; Cancellations: 1; Net Sales: 1; YTD Sales: 67.

Lathrop reporting 3 projects: 0 new releases, 17 available inventory;

Linden reporting 1 project: 1 new releases, 1 available inventory;

Lodi reporting 0 projects: no other information available

Manteca reporting 12 projects; 24 new releases, 107 available inventory;

Mountain House reporting 4 projects: 0 new releases, 20 available inventory;

Stockton reporting 3 projects: 7 new releases, 31 available inventory;

Tracy reporting 1 project: 0 new releases, 2 available inventory;

But when they don't .... They still think that you can convert a new home buyer into a resale buyer ... in my experience it can work the other way around, but if someone wants a new home, there is usually a very strong emotional conviction behind it.  I have found however, that the lead systems that produce buyer leads ... if they contain email information, responding with new home opportunities has gotten the phone to ring ....

Jack - I am a big fan of new homes for buyers in this market.  When we consider the resale market, with the deluge of bank owned properties, with little or no disclosure.  And the short-sale arena, where a buyer doesn't actually know if they've bought a home or rolled the dice, a new home buying transaction can seem so clean. . .And it comes with their own selection of colors, upgrades, and a new home guarantee.

But Myrl ... it doesn't come with a 12 year pass on the mortgage payments!  Thanks for stopping by and great blog.  I subscribed to be sure I don't miss any more of your wisdom.  New Homes do seem to be an alternative that many of us are overlooking.  Thanks for the attention.

Jim:  Our resale market is slow, except in the short sale area.  The Stockton new homes market is not as robust as some other markets in San Joaquin County, but it is strong enough to offer opportunity and choice.  Thanks for commenting....

Jack, I've sold a few new construction homes and have always enjoyed the experience.  I make it a point to not drop my clients off at the curb, but to always be there for every document signing, review, walk-thru, etc.  My clients appreciate and most retail agents have been surprised, but enjoy and appreciate it as well.

New construction sales rock!

Once new home staff get used to the idea that you'll be there, the experience can be rewarding for everyone.  In the early stages of the relationship, some staff may feel your presence will be an interference .... only your rapport makes a difference.
