After purchasing numerous homes, even if I weren't a real estate agent, I definitely would have an opinion about Home Inspections and the need for them. I purchased a new home a few years ago, and I toyed with the idea of not getting an inspection. That was when I was naive. Well, the inspection uncovered so many problems that I was taken back. The Importance of Home Inspections

Before you purchase a home, you should insist on having a home inspection. If any of the following problems arise, you should have them resolved before buying. Any issues with the heating or air conditioning unit, plumbing, roof, foundation, basement, electrical wiring, integrity of walls, attics, ceilings, floors, windows, and doors should all cause sirens to sound.  When the home inspection is completed, you should receive a detailed written report of the inspector's findings. Inspections 101

Inspections are a common occurrence in the process of real estate deals. Common home inspections done include checks for termites, title reviews, structural inspections, appraisals to resolve property lines, and appraisals to establish value for lenders.  A general inspection of a single-family home usually takes two to three hours, and the buyer should be present. This gives the buyer the opportunity to scrutinize their purchase closely, learn more about the property, and ask questions. A normal inspection runs between $250 and $350. I think about those that come across these articles and find one bit of information that makes the process for buying a home easier. Hope this is helping someone out there. It sure can be a complex process. May the wind be at your back.
