Homes for Sale in Friendswood - Eagle Lakes Neighborhood
It certainly is an off year as far as sales go in the Eagle Lakes neighborhood in Friendswood. There have been only 2 sales completed this year as opposed to 6 this time last year. The number of cumulative days on the market this year was 325 for those two homes while last year that same statistic was 190.
According to the Houston MLS, there were 361 sales of single family homes in Friendswood from January 1st through July 31st of 2010 while during that same time last year there were 366. That is significant when you consider that the overall numbers for Houston were off nearly 33%. Friendswood has held its' own.
Prices held up surprisingly well with an average sales price of $232,556 this year contrasted to just under $220,000 last year. What we are seeing however is homes in Friendswood that are staying on the market for a longer period of time. Last year the cumulative number of days on the market was 102 whereas this year it's 124. Most likely we'll see that number increase.
There are 290 single family homes in Eagle Lakes ranging in size from right at 2000 square feet up to just over 5400. The homes were built from 1991 to 2001 and typically have 3-5 bedrooms, 2 -3 and one half baths. Lot sizes range from 11,000 to about 18,000.
