Leucadia Real Estate - Surfer's Point Resort, Fractional Ownership Homes with Ocean Views

A new boutique hotel/fractional ownership resort is brewing in Leucadia, at the corner of La Costa Avenue and the Coastal Highway.

 

The Surfer's Point Resort at the north end of Leucadia (on the Carlsbad border) has been in the works for about 8 years and the dream is nearing the final stages - ground breaking should begin in late September. Certainly such an undertaking is not without controversy, given the location. But the 2-story resort will not impede any views, and the owners have gone through, I think, as many as 17 different governmental organizations plus the town and have satisfied ALL the requests.

 

 

So while some Leucadia folks may not be happy about the changes, it seems that the owners and designers are being very sensitive to preserving the feeling of the community to the extent they can, and creating an upscale facility of 26 units that will bring money to the economy while at the same time addressing concerns of the community.  (photos top right and left are looking frfom the site north to South Carlsbad State Beach)

 

No, it won't be like Leucadia currently is, and hopefully the folks who decide to buy will do so because they LIKE the feel of the community - it's funkiness, the surfing (BTW at least one of the guys involved in this venture is a surfer) and the eclectic atmosphere so many of us love about Leucadia.

 

I spent a long time with them today and I feel pretty good about what I heard in terms of the type of resort it will be, the concern about the environment, the willingness to address all the questions from neighbors in the nearby area, and so on. Progress of this sort is always tough, but change is to be expected - we can't avoid it along the coast. The important thing is that it be managed effectively and address the issues and concerns of the environment, the town, and the community as a whole, and try to strike a balance among the various concerns.

 

Surfer's Point Resort will offer 1 and 2 bedroom units, all with ocean or lagoon views (having visited the site today, the views should be terrific). There will 18 fractional ownership units and 7 hotel units. They will offer concierge services (just like a big hotel), stocking services for the units (want a bottle of wine when you are coming to stay in your unit? Just call ahead), a full service spa, and an executive chef's kitchen. Units will be beautifully furnished with everything you need.

 

Pricing at Surfer's Point Resort for the 2 bedroom 2 bath fractional units is $249,000 for 4 weeks (1 per quarter) and $149,000 for the 1 bedroom 1 bath units. Units can be rented by the owners during their allotted times if they are not in residence - you can rent on your own or through the HOA which will keep a 40% fee (less than at other similar types of resorts). Underground parking will be provided with access off the Coast Highway just north of the La Costa Avenue intersection (43 spaces - my guess is 2 per unit plus 1 for each of the hotel units). They are currently taking reservations, with the expectation that homes will be ready in late 2008.

 

Before we end, a bit of Leucadia history (this is what I have heard and found in research - I don't know that it is fact). The site has been called a number of things - Surfer's Point, for one. It's a great spot for checking out the surf at Carlsbad State Beach from a distance and has been for years. It has also been called the Ocean View Motel (my understanding is there were a series of small bungalow-type structures in the 1960s and 1970s - there is even a painting of this).

 

The collection of run down cottages also earned monikers like Hippie Hill and Hippie Haven, among others, for obvious reasons. The cottages, hippies, dogs and more are long gone and the site has been vacant for some time. And so is the former site of Noah's Ark, a beachfront restaurant across the Coast Highway where KSL will be building, as I understand.

 

I suppose if it could be left vacant that might be ideal, but consider the alternatives - a restaurant or a gas station. Can one expect that these sites, unless preserved by town regulations, will remain untouched? Can any sort of development be stopped? Probably not realistic, as the popularity of Southern California continues and the population grows. So what IS the alternative?

my family has the hardest time pricturing me as a surfer chick.... but I was - growing up part time in Oregon and part time on the beaches of Southern California I truly think I had the best of both worlds... ah to have that feeling again

Fractional ownership seems to be gaining popularity in vacation hotspots throughout the country. I have read several articles about this and wonder how it will affect the second home market.

Paula - I think this sort of ownership is for a certain kind of buyer. I believe there are a good number of people for whom this will not work and the second home makret will do just fine, barring other market-driven issues. But it defintely is becoming more popular, adn not just in real estate.
