Some agents getting points, but missing the value of Active Rain

A couple of weeks ago someone wrote a blog about Active Rain members who write "non-comment" comments on blogs just to get their daily points. I wish I could remember who wrote it, but remembering such things is not one of my strong points. So... sorry, someone!

Anyway, after reading that post I started noticing those comments, and I'm getting a chuckle from them.

So often they just don't fit at all. This morning I read several blogs where agents were really just venting - talking about dirty tricks other agents have pulled, etc. So comments that read "Great post, thanks for the information" clearly show that the commenter didn't read the post at all.

I think it's a shame. It doesn't hurt the person who wrote the post, but those agents who aren't reading the posts and at least some of the comments are losing out.

With such lively and thoughtful discussions going on, agents from newbie to old geezer can learn something just by paying attention every day. 

As a former agent turned real estate copywriter, I read just to stay in touch with the issues agents are facing in this changing marketplace. I don't have to figure out how to deal with these issues on a daily basis. But I think back to when I was an agent and how helpful it would have been to have had a place like this to benefit from others' experiences and wisdom.

Sometimes agents who are doing so poorly that they can't afford copywriting services, or even a small set of my pre-written prospecting letters, write me to ask for advice. How can they start marketing with no money? How can they get their offers to close? How can they convince sellers to list with them? How, how, how.

One of the things I tell each of them is to join Active Rain - and to read, read, read. If they don't have business, they do have time - so use it to study. I also direct them to my marketing articles on EzineArticles.com.

But the sad thing is, most of them are like people who eat junk food all day and then want a pill to cure all their health issues. They simply want an easy answer that requires no effort from them.

We can't help that group - but we can help the new agents who are wondering how to get off to a good start and are willing to make the effort. We can all keep telling them to come here and particpate.

Speaking of prospecting...prospecting letter headlines

After many requests, I created a letter set for agents who are using the Notice of Default lists to find homeowners who do have equity left in their homes.

This group needs your help most of all, but in talking to people across the U.S. I've learned that many of them are so discouraged that they're giving up without even trying to sell and keep some equity.

They're losing their money, their credit standing, and worse: their hope for the future.

If you're trying to reach these folks and don't have time to compose the kind of messages they need to hear, check out my Notice of Default With Equity letters. If you can get to them in time, you can put a few dollars in their pockets, and you can close sales without waiting 6 months or more just to see if a short sale will be approved.

Marte...I do agree taht unless you read the post, how are you really going to enhance your knowledge or even get to know the person who wrote the post.

I have never 'bopught' any kind of letter, I have chose to write my own.  I personally hate anything that looks like a form letter.  That comes from clients and potential clients.

Hi William - I don't blame you. I don't like things that look like form letters either. That's why I write my letter sets in the same kind of "tone" that I use when I write for individual agents.

And, after seeing samples of some of the letters available on line, I don't blame anyone for skepticism. Some are downright awful!

I think it's great for you to write your own prospecting letters. That's always better because they sound like you. They include words and phrases that you use in conversation. I can do that for individuals after interviewing them and reading their emails to me, but of course that doesn't work in sets that are used by many.

My sets are for those people who simply can't find the time or who can't write. Many people who are skilled at communicating in person look at a blank sheet of paper or computer screen and simply go blank. Others are poor at spelling or grammar.Others simply don't like writing.

I also believe that some agents use my letters as the "core" for their letters and add their own personal touches.

Mark - sometimes it fits. Sometimes it doesn't!

I recall a post a while back that was all about dealing with some kind of buyer issuer - and the commenter said, "Great information to pass on to sellers."

No, it wasn't.

Those agents who don't take the time to learn here just don't know what they're missing. Even if they don't do the writing that can lead to more clients, they should be doing the reading that can lead to better business practices.
