Over the years we have all viewed our fair share of let's say "interesting" staging - you know... The great, but empty, high-end home, impressive by its fabulous curb appeal, but when you step inside you're dazed by the obvious "staged" foyer with a wacky tiny plant stand precariously seated beneath a Titan sized mirror. You'd look and say, "Hmm... I guess the plant stand was to depict the missing entry table?" In the past you'd chalk it off to a lack of education on the theory of scale, or a really, really tiny staging budget.
Well fast forward to 2007, and if you're going to stage a home, and do it well, that plant stand in the foyer is not going to cut it & help get that home sold. Buyers today have ADHD with whole lot of HGTV & TLC thrown when it comes to expectations on viewing homes and home décor these days. Today's home buyer is a savvy, educated & cynical bunch - they know that that little plant stand doesn't work with the mirror because they watched VH1's "101 Furniture Arrangements Gone Bad."
Today's home buyers are very refined regarding their home needs, and décor desires when it comes to buying a home. They know which stove model is the chicest, what trio of colors is all the rage, and that the kitchen is missing a key component - a pot filler faucet. They're also keen about home staging, and are excepting every home, at every price to look great - right down to a proper entry table.
So how do we stage a home well these days?
Buyer Perception and Proper Packaging.
•· First, educate yourself on WHO is the ideal person buying the home is, and create an educated profile with your partner, the listing Realtor on which features and home amenities are going to best fulfill their needs - Execute those updates.
•· Second, take a hard look at what's great about the home and it's community, and how that will appeal to the buyer - Enhance those features.
•· Thirdly, and most importantly, understand that price point and interior décor go hand and hand. If a home is listed at a certain premium, the interior has to meet the savvy buyer's expectations - Meaning everything has to be in-tune to the home's pedigree, from paint palette to entry table!!! - Stage the Home with that insight.
