How do you handle listing agents who never return calls and never have time to show their listings?

Is this a new complacency?

It's not like I have never run into this situation before but never on such a large scale. I mostly work with buyers and a few sellers here and there. Depending upon the circumstances, I may or may not use a lockbox but there is never a time when you can not make arrangements to see my listings. My sellers are cooperative and keep the home in showing condition and already understand that the house is a product now and not really their home anymore.

Are some agents holding out for the double-end deal?

Sometimes I get the feeling that they are waiting for buyers to call on their signs, hoping to get both sides of the deal. One agent I am trying to work with keeps telling me that the property is under contract but the listing status never changes from "Active". That's gone one for close to three weeks now. That wouldn't really matter but now with Internet access my buyers always ask about the property and if maybe the other deal fell through. I don't like going around any agent to their broker but will if I have to.

In any case, I just needed to vent. Having buyers ready, willing and able is a cherished thing these days. Fortunately, if I can't get to one house, there is likely another that will be acceptable.

There are times when you have to call the broker politely and ask for his assistance. I bet you get a call in an hour. Our MLS is really proactive when they receive complaints. Need to make it a clean playing field.

I have run into this too. I know we work for different companies and so on and so on but we need to work together to make a deal.
