Target, Petco, Wegmans, Dicks and Other Retailers Coming to Crofton

The Crofton area is about to see some major changes with the construction of Village South at Waugh Chapel in Gambrills. 

Traffic jam - istockphoto.comI can just imagine what that complex will do to traffic on Route 3 between Crofton and Severna Park, can’t you?

Things have certainly changed around here since we moved to our first Crofton home in 1970.  We really didn’t mind a bit that buying groceries or filling up the car with gas required a drive to Bowie.

 

I happened to be serving on the Crofton Civic Association Board of Directors when developers proposed the retail centers where Giant and Kmart are located.  Vocal residents didn’t think we were doing enough to stop this commercial growth, so they showed up at meetings to protest, and anonymous residents mailed threats… no one would admit to seeing a need for these developments.  

 

Evil visions of Route 3 in Waldorf danced through the heads of Crofton residents.

Now, of course, we take those commercial areas in stride –  and I have to laugh whenever I see one of those one-time protesters in line at Kmart.  

Forty years later, here we are… Target, Petco, Wegmans, PNC Bank, Dick’s, Bank of Annapolis, and other retailers and businesses large and small are headed our way – the latest and largest commercial development in the Crofton area.  It’s way beyond the talking stage.  In fact, ground-breaking for Village South will take place Monday at 10 a.m., to be specific.

I’ll probably be muttering some things under my breath while sitting in traffic on Route 3 five years from now, along with other Crofton residents, but I’m sure we’ll all learn to live with that traffic. 

And we’ll no doubt be shopping at Village South, too.

I wouldn't be surprised about that.  But really... another Target?  The Bowie Target is all of 5 minutes away and Annapolis is maybe 15 - but Crofton area folks go to Annapolis all the time for dining out, the mall, etc.  We need another Target on Route 3 like we need more traffic.  NOT!

Hi Margaret, I think we all do a little grumbling at first over big box stores taking over our little communities....but the shopping convenience seems to take over after the building is complete and it just seems to become part of the neighborhood :) jay

One thing for sure, we never like change at first... one thing stays constant, however, none of us likes traffic!  Good luck with the new development and the traffic.

Things continue to change in this area, that's for sure.  I did not realize you were so close to Annapolis - that is such a plus!  (And everyone will love Wegmans!)

Hi Margaret,

Sometimes it works out - but you have to be very careful.  There were serious problems when White Plains took on development. Too many tax abatements without regard to infrastructure costs etc. It left a hole in the wallet of taxpayers- a big one...

Margaret, The traffic may not be good, but Wegman's is great to have.  I've shopped them often in Buffalo while on business.  Great customer service, great sub sandwiches and food!

Hi Margaret... I'm with Liz and Bill.  I spent a year in Binghamton, NY and the Wegmans was a WONDERFUL place to shop.  It was a foodie's dream!

This is certainly a "Catch 22" for Crofton area residents. What a great selection of stores but the traffic they'll bring is going to be a horror.

Hey, maybe they'll finish up the 30 year Rt. 3 traffic study and get moving before the stimulus money runs out.

Maybe the traffic is not the greatest, but we love shopping at Dick's Sporting Goods and bet your residents will as well. We don't have Wegman's here but by the comments it sounds like a great place.

Jay, that's what happened with developments in the 70's.  Now we are beginning to look a lot like Waldorf!

Joan, the traffic is already awful in that area, but it is less than south of us five minutes where the Target shopping center is.  Now we will have Target five minutes north and south.  Joy!

Susan, we're practically a bedroom community of Annapolis!  We're down there at least five times a week - for eating out, shopping, the movies, etc.  It's a quick pleasant drive.

Ruthmarie - I'm concerned, too, about how this will impact other nearby commercial areas - particularly the adjacent Villages at Waugh Chapel, which is adjacent to the new Village South.

Rich - Aren't you glad we don't have to commute past there?  I feel badly for the Severna Park - even Odenton - folks who will be commuting from D.C., particularly during December.

Cindy - That's what I hear.  Folks are really excited about Wegmans.

Dick and Dixie - My husband and I will barely be touched by the traffic, except when we want to visit one of our favorite restaurants.  That's one of the nice things about being in real estate... a local office about 2 minutes from my house without ever going out on Route 3.

Enjoy your new Wegman's, Margaret.  Once we got ours in Gainesville, we really didn't find a need to shop anywhere else.  They are fabulous.

I have no problem with progress if the developers would improve the roads for the new traffic that their developments bring.

Ellie - I've never been to one, but I hear only praises about it.

Chris Ann - That's what I hear.  Well, we'll have one soon enough, I guess.

Jim - I haven't heard any protesters over this... I think most folks are pretty excited about it.  Fortunately, my community won't be affected by the traffic for D.C. commuters.  Baltimore commuters will be affected.

Tere - Infrastructure planning seems to be way behind for the additional people coming our way for BRAC and for this development.  Yet we welcome both!
