Schools

Schools – It may sound vague when an agent talks about schools but Buyer and Listing

agents can not “steer” a client to or from a school.

CrimeCrime – I hear it all the time, how is the crime in this area. Again an agent will be vague and refer you to a website or the police dept.

Race and Religion – Who lives in this neighborhood. This is a biggie. Think about this for a minute, agents can not give you a cross reference of nationalities or religion in an area. We can not even tell you if there are a lot of kids in a neighborhood. We will say something like “well, when we drive around, let’s see if there are play-sets and bicycles”.

Sex-offenders/Megan’s Law – We actually write this one into our contracts, giving you a place to look for this information, but as an agent, we can not do this for you.

Some consumers "get" it, and some don't.  In our area, an address does not guarantee a child's enrollment in what would appeat to be the closest school, so we refer them to the appropriate school board, or website.  There are so many facets to the real estate business!

8 out of 10 clients think I am crazy when I tell them I can not disclose if there are kids next door. Every one of them ask who that law is protecting.

We get asked with relocating out of state buyers moving to Maine if we know of any bad areas to stay away from? No..with 4th lowest crime statistic and our area less than that pretty neat ranking, there are no bad areas, schools that are better or worse for a buyer to be concerned with. It boils down to how far from the hospital, schools, town shopping do you want to be, five, ten, twenty miles? Draw a circle and pick anything within that peramter is about as complex as it gets when you have 11 people per square mile in Northern Maine vs 1000 in the same mile in say New Jersey.

I get these questions all the time and i've even had a lady get mad at me because I was dancing around the issues.  Like you, I send them to the links on the websites to get that info.

You know out of all of these, the one's that confuse me the most are Schools, and Crime? Aren't we doing our Clients a "disservice" by not steering them away from high crime area's? Or showing them neighborhoods that knowingly have a poorer school system? Isn't an Agents responsibility to help our clients find a home that fits their desires? I never get this one...

And these are always the most important questions to our clients, or so it seems.  You can point them to the source of the answered, but don't dare answer yourself.

Yes, I too refer clients to the sex offender website and various municipal ones...they should feel comfy with all the information before a purchase

Good work Charles. I have the same thing on my websites in several different formats. Better to link to reliable sites than to provide that information. I see the shift from the Realtor to the client to fully investigate the issues. I now have a disclosure that provides the client the rationale for why that is. Because I now choose my clients based on an assessment of who they are and how they view the world, it does not seem to be an issue. I look to partner with my client in helping them with real estate. I have responsibilities and they do also. I'm clear about it. In my short sales with HAFA, the client has to initiate things from their side with the bank. Hopefully, we are moving toward more knowledge-based activities for real estate. Great post!

There are so many things we can't say but when it comes to schools I proudly say that I believe all of our north county schools are A-rated and then I refer them to the school board website to get more information.
